The McGowan Government continues to deliver on its affordable and social housing vision for Western Australia with the completion of two projects providing more than 30 new homes in Maylands and Bayswater.
The METRONET-aligned developments at 1 Foyle Road, Bayswater, and 292 Guildford Road, Maylands, demonstrate the close working relationship between the McGowan Government and the residential housing sector as well as the State’s support for jobs and the economy.
The developments, which supported almost 40 jobs during construction, bring much-needed housing diversity and affordability to Maylands and Bayswater and address the shortage of appropriate housing for singles, couples and seniors.
The Foyle Road development, close to the Bayswater town centre, is only 200 metres from the METRONET Bayswater Station Upgrade which will attract investment into the area and help increase its appeal as a place to live, work and visit.
Built by JCM Construction Pty Ltd (JCM), the five-level residential building features 17 affordable one and two-bedroom apartments with good natural lighting and private balconies.
It includes lift access to all levels, basement car parking, and a shared rooftop terrace for socialising and relaxing and is estimated to have generated about $8.5million in economic activity during its construction.
Built by Carbon Developments, the Maylands complex at 292 Guildford Road features 12 two-bedroom and four one-bedroom units and generated an estimated $6.2 million in economic activity during construction.
Fourteen of the homes are available for full-market sale, with two allocated for social housing.
The apartments are a short bus ride away from the Perth CBD and within walking distance of Meltham and Maylands train stations, shops, recreation facilities and other amenities.

“METRONET is more than just a transport plan. It takes a holistic approach to developing affordable, liveable communities close to transport nodes to improve social connectivity and increase conservation for future generations.
“Both of these projects bring housing diversity and affordability to the Perth metropolitan region and address the shortage of appropriate housing for singles, couples and seniors.

“Future residents will have access to major employment hubs including the Bayswater and Kewdale industrial areas, Perth CBD, Perth Airport, and the Morley and Belmont activity centres.
“On a similar note, the Guildford Road development in Maylands is within walking distance of Meltham and Maylands train stations, bus services, and some of the area’s best amenities.”
