The Lawler Labor Government is continuing to back the industries that get the Territory working, with more than $200 million invested in Budget 2024 to get more land ready for new housing and other developments.
Darwin’s next residential land release has reached another milestone with the Lawler Labor Government announcing the developer for the Holtze Land Release is Holtze Land Company Pty Ltd (HLC).
More than 550 lots will be established within this first tranche of development, with the wider urban development known as Greater Holtze having the potential to service 11,000 lots.
Budget 2024 includes a $43.1 million investment to deliver the Holtze project.
HLC is a joint venture established by Territory businesses, AKJ Development No. 1 Pty Ltd and HB Constructions (NT) Pty Ltd.
HLC will develop an urban, entry level residential subdivision on Crown land in Holtze with the first land titles expected to be issued in late 2025.
The Holtze Land Release is required to be designed to meet the Territory Government’s overall vision for suburban development including:
An urban subdivision with a minimum of 530 lots;Lots to be a variety of sizes to support housing choice.The subdivision is to be delivered through a development program that includes a continued steady number of lots to market over an 8 year period.A titled Community Purpose lot with a minimum size of 2,000 m2 must be developed and returned to the Territory at nil cost.5 percent of the urban residential lot yield will be returned to the Territory at nil cost for social housing.Provide services to the boundary and capacity in the services for the Territory Reserve Parcel to allow future development of the Holtze Activity Precinct.The development must provide a commercial return to the Territory that reasonably reflects the value of the land.
The Territory Labor Government is making the land ready for development by building district level infrastructure such as widening and extending roads, water and sewer mains and electrical feeders, with the tender for Part A works currently open. To support development within the Holtze Development Area, local business NTEX is about to embark on a targeted site clean-up.
Budget 2024 will also have $11 million allocated to bring forward the design and delivery of enabling infrastructure to support the development of Farrar West by the Larrakia Development Corporation as part of the settlement of the Kenbi Land Claim , and to support the release of residential land for future population growth.
Government is in negotiations with the Larrakia Development Corporation to reach suitable terms for the development of the land.
Budget 2024 also invest $26 million to develop Brewer industrial precinct in Alice Springs.
Residential subdivisions are also being delivered in major centres across the Territory including Kilgariff in Alice Springs and in Katherine East.
In Alice Springs, Kilgariff has 31 titled lots for sale and a further 36 lots will be titled in the coming months. In Tennant Creek, there are 6 titled lots for sale on Chittock Crescent and planning is underway for a further 50 lots. In Katherine East, 54 untiled lots are available for sale and will be ready to transfer soon, with potential for another 28 lots still to be delivered under a development agreement.
