Housing works begin at job-creating Burswood Point development

  • Cook Government helping to unlock up to 4,500 additional homes as part of major Burswood Point redevelopment
  • Five per cent of homes in each tower set aside for affordable, key worker and NDIS housing
  • New pedestrian bridge jointly funded by Cook Government and Golden Sedayu
  • Future residents to benefit from State Government expansion of ferry services on the Swan River, with potential new stops at Optus Stadium and Burswood Park

Works have begun on up to 4,500 homes being constructed as part of the Burswood Point redevelopment, which is being supported by the Cook Government as part of ongoing reforms to increase housing supply in Western Australia.

Situated between the Swan River and the Belmont Racecourse, the first stage of the redevelopment will see the construction of 67 freestanding homes and 203 apartments. Further stages will include more homes, as well as public open space, hotels, retail development and restaurants.

As part of the Cook Labor Government’s $80 million Infrastructure Development Fund, the Burswood Point development has received $2 million to fund essential headworks for 200 apartments across the development.

The $80 million Infrastructure Development Fund continues to provide funding assistance to address up-front costs associated with connecting water, electricity and sewerage infrastructure, which have otherwise constrained development and impacted the viability of infill housing projects.

Since the fund was launched, 16 supported projects have already commenced construction on 1,321 apartments. A further 63 apartment developments are also in the pipeline to receive funds to help industry deliver more than 4,000 additional apartments.

Future residents of Burswood Point are expected to benefit from the State Government’s plans to expand ferry services on the Swan River, with potential new stops being investigated for Burswood Park, Optus Stadium and Claisebrook Cove.

Other stops that would be considered as part of future expansions include Belmont, Belmont Park, Rivervale and Maylands.

More than $200 million in site works are already underway or have been completed at the site, including access roads, waterworks, roadworks and a new bridge connecting Victoria Park Drive with Burswood Point.

The new bridge will provide residents with safe and easy access to Stadium Station, which is now operating seven days a week.

As stated by Premier Roger Cook:

“With more than 4,500 homes slated for construction, Burswood Point is one of WA’s biggest-ever housing projects.

“The redevelopment is set to open up a previously underutilised area on our beautiful Swan River, with housing, offices, public open space, offices, shops, hotels and recreational facilities close to the city, public transport and potential future ferry routes.

“It is expected to inject more than $10 billion into the State’s economy and generate more than 25,700 local jobs over several years.

“Getting more Western Australians into homes quickly is a top priority for my Government, and it’s fantastic to see housing works at Burswood Point getting underway.”

As stated by Transport Minister Rita Saffioti:

“We have been working closely with key stakeholders over the past few years to ensure the Burswood Point redevelopment has the right support from the State Government.

“This includes road upgrades in the Graham Farmer Freeway road reserve and associated local road upgrades within the precinct.

“The project will provide improved connectivity to and from Burswood Park, as well as future development to and from priority locations such as Optus Stadium, Stadium Station and beyond.

“These works are the foundation for future growth in road user needs. This includes expansion of the pedestrian and cyclist network, as we anticipate a growth in population due to the precinct’s redevelopment.”

As stated by Planning; Housing Minister John Carey:

“We know the effects of the COVID-19 pandemic have deeply impacted the viability and delivery of density developments including supply chain challenges, skilled labour and cost escalations and these challenges are widely recognised and acknowledged by industry.

“This is why our Government continues to invest in a range of reforms to stimulate and support this important part of the housing sector, through our $80 million Infrastructure Development Fund, providing vital infrastructure and headworks funding to important density developments.

“The Burswood Point development has been supported through our Infrastructure Development Fund, with a total of $2 million provided to assist with critical headworks for 200 apartments across this important infill development.

“Along with our record $3.2 billion investment in housing and homelessness measures, we need all parts across the housing continuum including important developments like this from the private sector to boost WA’s long-term housing supply.”

As stated by Victoria MLA Park Hannah Beazley:

“This project will revitalise the river, with the local community to benefit from increased public space, restaurants, retail and commercial opportunities.
