Major land supply boost with 6,300 new lots in metro area

  • Cook Government announces significant land release in north and south of Perth
  • Developers invited to participate in an Expression of Interest process for both sites
  • Land will deliver more than 6,000 new residential lots with the potential for up to 900 social homes

As part of continued reforms and efforts to boost housing supply across Western Australia, the Cook Labor Government has today announced the release of more than 600 hectares of new residential land across two sites in the north and south of Perth.

The two sites in Eglinton and Karnup will provide a significant injection of residential land and support long-term housing growth for the State.

Across the lifetime of the sites, more than 6,000 new residential lots are expected to be delivered, as well as up to 900 new social homes. It is anticipated the two sites will eventually be homes to 16,000 people.

As part of the land release, the Government will invite developers to put forward proposals to support new housing on the land, under two development models:

  • a partnered approach; or
  • direct purchase of the land.

Under the partnered model, successful proponents will collaborate with DevelopmentWA to plan, design, and develop the sites. Alternatively, the sites may be sold to a successful proponent for full development.

The Karnup site is strategically located adjacent to the Kwinana Freeway and close to the future Karnup train station, providing excellent connectivity to the Perth metropolitan area.

The Eglinton sites are close to the new METRONET Yanchep line, offering residents convenient public transport options.

An Expression of Interest process is now open, which closes 30 October 2024. Shortlisted proponents will be invited to participate in a Request for Detailed Proposals process in early 2025, with the preferred proponents expected to be finalised in mid-2025.

“These strategically located sites are expected to deliver more than 6,300 new residential lots, providing a major boost to our State’s long-term housing supply.”

“The release of these sites is a fantastic opportunity to create new vibrant, connected communities.

“We know there is a need to boost housing supply and having development-ready land, close to key transport nodes like new METRONET train stations is absolutely critical.

“With proximity to major transport links like the Kwinana Freeway and the new METRONET Yanchep link, the 16,000 future residents in these new developments will easily be able to travel around Perth for work, study and recreation.

“These sites will be a significant economic driver for WA, with the creation of thousands of jobs and inject millions of dollars in construction activity into our economy.”

“Our Government is doing everything we can to bolster the long-term supply of housing throughout Western Australia – including through our record $3.2 billion investment in housing and homelessness measures.

“We’re also ensuring there is land available to deliver more housing diversity and choice for the growing WA community with both the Karnup and Eglinton sites to deliver more than 6,000 new residential lots.

“These two sites offer a significant chance for the private sector to propose new housing developments that also provide the opportunity for more social housing – for the most vulnerable members of our community.

“Our record $3.2 billion investment in housing and homelessness measures is supporting the delivery of around 5,000 social homes, with more than 2,450 already completed and a further 1,000 under contract or construction.”
