New sustainable village for North Geelong

Council has adopted an amendment that will pave the way for the planned transformation of the former Geelong Saleyards, Gateways Support Services site and other adjoining undeveloped land in North Geelong.

will allow the land along Weddell Road to be developed into a high quality and sustainable residential village, as guided by the Saleyards Precinct Plan.

The leafy precinct will be home to up to 1,300 residents, providing diverse forms of housing including affordable options that will help meet existing and future demand.

There will be more than 40,000 square metres of publicly accessible open space including a new central park, 1,800 square metres of retail space and a north-facing urban plaza to encourage outdoor dining.

Environmentally sustainable design features and substantial tree canopy targets will be incorporated into the precinct design and pedestrian and cycling connections will be prioritised.

Historical material from the former Geelong Saleyards are set to be reused or interpreted wherever possible, such as cattle yards and a bluestone paved drain.

The amendment was exhibited publicly over June and July last year, attracting two submissions in support, nine supporting the amendment with changes and four submissions objecting. Pedestrian and cycling connectivity, land use compatibility and shared infrastructure contributions were among the issues raised.

Last year, an Independent Panel found the amendment to be strategically supported by planning policy and recommended that it be adopted with changes.

Private landholders will be required to deliver shared infrastructure, such as pedestrian links, open space and drainage.

will now be sent to the Minister for Planning for approval.

Mayor Trent Sullivan

This new precinct will be an exciting addition to the Greater Geelong community.

As the housing squeeze continues, this precinct is just one of the ways Council is working towards providing a range of housing options in a convenient location.

This precinct will become a vibrant place to live, work, play and visit near North Geelong train station and feature excellent infrastructure and connections that respects the site’s heritage values.

Councillor Eddy Kontelj – Brownbill Ward

Amendment C434ggee was adopted with changes as it aligns with a number of Council’s goals for the region.

This precinct is close to our beautiful Waterfront, Pakington Street and Shannon Avenue shops, North Geelong station, the Geelong Golf Course, Geelong Bowls Club, the Geelong West Giants Football and Netball Club, and many wonderful restaurants.

It is a unique parcel of land and the amendment is in line with Our Community Plan by using the planning framework to influence sustainable growth, increase green spaces and support biodiversity.

It’s also consistent with the Greater Geelong Planning Scheme Policy Framework, providing a range of housing types in a well serviced location, the preservation of heritage and neighbourhood character and design.
