A proposed planning amendment for Camperdown could provide new business opportunities and back up the region’s agricultural industry.
Amendment C55cora would rezone 373 Old Geelong Road from Farming Zone to Industrial 1 Zone.
Corangamite Shire Mayor Ruth Gstrein said it would allow the land in the Depot Road industrial precinct to be used for industry and warehousing.
“The Camperdown Township Structure Plan identifies the site’s potential for development,” Cr Gstrein said.
“It is a logical extension to the Depot Road industrial precinct which caters for businesses that support our agricultural economy.
“Because the land is currently designated Farming Zone, subdivision is prohibited and uses are limited.
“The amendment will provide a much needed increase in supply of flexible lots.”
Cr Gstrein said ongoing provision of appropriate industrial land was vital to help existing industries grow and to provide opportunities for new businesses and jobs.
“The amendment will have economic and social benefits that will flow on to the rest of the community.”
Council Director Sustainable Development Justine Linley said the land was cleared so there are no environmental concerns around native vegetation or wildlife habitat.
“Consideration has been given to bushfire risk, community amenity and potential off-site effects of commercial, industrial or other uses,” Ms Linley said.
“The proposed rezoning will facilitate future industrial use and development with good access for employees, freight and road transport.
“The site comfortably accommodates buffer areas to nearby sensitive land uses.
“The amendment also fits economic development priorities to support significant employers, particularly agricultural businesses such as large dairy and grain manufacturers and transport and logistics providers.”
Providing appropriate industrial land in the heart of the country’s most productive land will also make Camperdown more attractive to nationally significant developments.
