A Planning Permit application for 2 and 4 Stephens Parade in Barwon Heads has been refused by the Planning Committee.
The application sought to demolish two homes and associated outbuildings at the sites, where an 8.6-metre-high double storey dwelling would be constructed. The combined sites are irregular in shape and comprise an area of 1,823 square metres.
The proposed building footprint of the new home was approximately 520 square metres.
The Planning Committee, made up of six councillors, found the proposal did not comply with the Planning Policy Framework and Greater Geelong Planning Scheme. The committee also determined that the location, bulk, form and appearance of the proposed dwelling would adversely affect the significance of the heritage place.
The application received 46 objections, raising concerns about the development being out of character to the existing neighbourhood and streetscape, and that the bulky structure is inconsistent with the Barwon Heads Urban Design Framework.
