Residential Land Review adopted: Campaspe Shire

Campaspe Shire Council has adopted a Residential Land Review as part of the first step in reviewing current and future residential land across the shire.

Mayor Rob Amos said the report was released to the community for comment in September with seven comments received. As a result updates to the population forecast data have been made, however other comments related to specific parcels of land with that level of detail not captured at this stage.

“The focus of this report is to ensure appropriate land is earmarked for residential needs and we have adequate supply to meet future demand,” Cr Amos said.

“Council is required, as the Planning Authority, to ensure at least a 15 year supply of land is provided for residential purposes.

“The report highlights that within the townships there has been constrained supply, or within the next 15 years there will be supply issues, if nothing is changed.

“It also highlights the need for a diverse mix of land supply, small and large lots, to provide choice to current and future residents.

“We are not specifying particular lots for residential needs, however the report does mark the direction for future residential growth.”

The Residential Land Review is just the first step in a lengthy process for future land rezoning. Any changes to land zones would be part of a Planning Scheme Amendment. The amendment process provides an opportunity for community input before any changes can be made to the Campaspe Planning Scheme.

“The Planning Scheme Amendment process involves assessing identified areas for rezoning, completing relevant background reports, including land capability assessments, all required to support the process,” the Mayor added.

“It’s a long process and one the community can input into once we progress with an amendment, which is where we see identified parcels of land, and planning zone changes required.”
