Our precious Green Wedge land is at risk of over development and subdivision. We need to stop important planning decisions being taken away from our community and chipping away at our natural environment.
There are several parcels of land within the Green Wedge that do not currently have specific Green Wedge Zone protection. We are calling on the Victorian Government for an urgent change to the planning controls for the Peninsula, called Planning Scheme amendment C270morn.
The proposed amendment seeks to rezone these parcels of land from Special Use Zone to Green Wedge Zone. This rezoning will protect the Shire’s highly valued Green Wedge from inappropriate development, resolve anomalies in the planning scheme, and ensure the zoning of these sites reflects their intended use and location within the Green Wedge.
The recent Victorian Civil Administrative Tribunal (VCAT) decision to approve Ryman’s plans for a residential aged care facility and retirement village at 60-70 Kunyung Road, Mount Eliza, despite opposition from Council and the community, undermines the very intent of the Green Wedge and would not have been possible if the land was zoned Green Wedge.
Following community consultation and an independent planning panel hearing, the amendment is now with the new Minister for Planning, Sonya Kilkenny MP.
The Minister’s approval of the amendment will provide specific Green Wedge Zone protections to these sites, otherwise they will remain at risk.
Despite the extremely disappointing decision by VCAT in December 2022, the amendment would ensure any future redevelopment of this site better responds to the site’s location outside the urban growth boundary.
